How Much Does It Cost?

It’s understandably usually the first question and It’s not always easy to give an exact cost from the outset, but my intention here is to give a fair average guide as to what you can expect to pay for me to draw your plans and act as your agent (where appropriate and required), with the following project types in mind.

DRAWINGS/PLANS

Single storey extension
full plans – includes planning AND building regulation drawings
£320 to £375
Two storey extension
full plans – includes planning AND building regulation drawings
£500 to £550
Loft conversion
full plans – includes planning AND building regulation drawings AND structural calculations
£400 to £475
Conservatory
full plans – includes planning (building regulation drawings not required)
£200

Please understand that these are guidelines and that of course one project can be completely different from another. I will always be up front and honest about what things will cost you, throughout your project. I’m here to work with you, not against you.

PLANNING APPROVAL.
The planning fee for a householder planning application is £206.00.This is charged by the local council, not by me.

BUILDING REGULATION APPROVAL.
The building regulation fee is based on the size of the new extension or alterations. This is charged by the local council, not by me.

The fee payable when the plans are submitted for building regulation approval will be £180.00. Note that when you start the work there will be a further ‘one off’ fee called the inspection fee. The council will send you an invoice. As a guide, for a medium sized single storey extension the inspection fee would be £364.50. For a medium sized two storey extension the inspection fee will be £401.00.

Summary of estimated costs for a single story extension would therefore be;
